The standard timeline is 14-18 weeks from signing the contract to handover, made up of 3-5 weeks of design, 8-10 weeks of construction and 1-2 weeks of snagging. On urgent projects we compress this to 10 weeks by running processes in parallel.

A space programme, a concept book, 3D visuals of the key zones, working drawings across the architectural, structural, HVAC, plumbing, electrical and low-current disciplines, a furniture plan with specifications, a budget and a schedule. All of it comes in one package, with no separate contracts for the design disciplines.

Yes. We can deliver just the design and hand the full documentation package to an outside general contractor. If you prefer, we stay on as design supervision during construction, with weekly site visits, sign-off on deviations and signing the as-built documentation.

Yes. If you already have a concept or working drawings from another architect, we can step in as a build partner. We recost the budget, check the structural solutions and deliver it turnkey. We usually start with a technical audit of the project.

Yes. Our teams regularly travel to Samarkand, Bukhara, Namangan, Andijan and Fergana. Travel costs are included in the budget. For regional sites we put together a site team and bring in local subcontractors.

The cost depends on the area, the finish level and the scope of work. The typical range is $20 to $45 per sqm for concept plus working drawings. We prepare an exact estimate within 5 working days of the first visit and survey.

Yes. We work under a fixed-price contract with a detailed cost breakdown. Changes are only possible if the scope of work changes, and each one is documented in an additional agreement before it starts.

The warranty on finishes is 12 months, and on building services it is 24 months or more depending on the equipment supplier. Furniture carries the manufacturer's warranty, typically 2 to 12 years. All terms are set out in the contract.

We take on projects from 80 sqm. For smaller jobs, such as reconfiguring a layout, replacing finishes or adding furniture, we have a separate small works team with a simplified process - a response within 24 hours and a start the following week.

First we have a short 15-20 minute call to discuss the brief and the parameters of the space. Then comes a free site visit for measurements, photos and an assessment of the current condition. Within 5 working days you receive a proposal with a preliminary estimate and schedule.
